Old Barn

The Old Barn is owned and let by Morghew Park, a 1900-acre acre arable Estate located just south-west of Tenterden in the Weald of Kent. The building was converted in the early 1990s, and provides light, airy and substantial accommodation on two floors. The first floor has four bedrooms – three large doubles and a single, as well as two bathrooms and a substantial landing with a vaulted ceiling, more than enough space for a three-piece suite and a gallery overlooking one of the possible dining areas. The ground floor has two substantial reception areas (one with inglenook), a large kitchen-dining room and a downstairs loo-cum-shower room. In addition, there are three other rooms which could be used as bedrooms, playrooms or studies. One of these has oak floor-to-ceiling bookshelves and makes a very good study, although it could just as easily be used as a double bedroom.
As a result of all this, the property is very versatile. Even with all seven bedrooms in use as such, there is more than enough kitchen and reception space to make a comfortable family home. And if one only uses the upstairs bedrooms, then there is an absolute abundance of reception space downstairs.
The property has oil-fired central heating, and the inglenook can make a significant contribution to heating in the winter. The garden is almost entirely laid to lawn, and there is sufficient parking space for several cars.
LOCATION, ETC. ETC.
The barn is located centrally on the Estate, and is surrounded by arable fields and woodland. The Estate’s acreage has the virtue of being located in a ringfence, meaning that the land is not bisected by public roads, although the steam trains of the Kent and East Sussex Railway do pass through the Estate on their way from Tenterden to Bodiam. The views from the barn to the south and south-west are simply amazing, and yet the property is less than two miles from Tenterden High Street – making it secluded but not isolated. All the Estate’s tenants have permission to use the Estate’s land for recreation – walking, running, mountain-biking, bird-watching, deer-watching, and so on – and the land and woods are absolutely beautiful.
IN CONCLUSION …
The Old Barn is an amazing place to live. It will appeal strongly to the sort of folk who like to stare in silence at distant views for minutes on end, and who want to be able to walk on their own or with their dog for hours in the expectation of not meeting another soul. And if the dog’s well-behaved, there will be no need for a lead.
LEASE
The property will be let by means of an Assured Shorthold Tenancy, and the Estate is seeking a rent of £2,250 pcm. If you’d like to arrange a viewing, please call Tom Lewis on 07802 609661 or email tom.lewis@morghew.com.
